1. Acceptance

By using findmyproperty.online or submitting an enquiry, requirement, visit request or property submission, you agree to these terms. If you do not agree, please do not use the service.

2. What the service is

Find My Property is a property discovery and assistance service. We publish property information, capture customer enquiries, identify a suitable property owner or representative, and coordinate property visits. We act as an intermediary and facilitator. We are not a party to any sale, rental or lease agreement between you and a property owner.

3. Fees

Find My Property does not charge customers (buyers or tenants) a platform fee for using this website, submitting a requirement, or attending a property visit arranged by us. We receive payment from the participating property representative following a successful transaction. Any brokerage, commission, deposit, stamp duty, registration charge or other amount payable by you to a third party is a matter between you and that third party.

4. Property information

Property details — including price, size, dimensions, age, specifications, approvals, khata status and availability — are supplied by owners, brokers and property representatives. We present them in good faith but do not warrant that they are accurate, complete or current. Prices and availability change, often without notice. Always verify independently before acting. 5. Your responsibilities

• Provide accurate contact information and requirements.
• Do not use the site to scrape, copy or republish listings, or to send unsolicited communications.
• Do not submit property information you are not authorised to submit.
• Do not attempt to gain unauthorised access to any part of the site or its systems.
• Carry out your own due diligence and take your own professional advice before any transaction.

6. Property submissions

If you submit a property, you confirm that you are the owner or are authorised to offer it, that the details are accurate, and that you have the right to share any photographs you upload. Submissions are reviewed before publication and may be edited, declined or removed at our discretion. Publication is not guaranteed.

7. Intellectual property

The Find My Property name, logo, site design, written content and photographs we produce are our property or licensed to us. Content you submit remains yours; by submitting it you grant us a non-exclusive licence to use it to market the property and operate the service.

8. Availability of the site

We aim to keep the site available but do not guarantee uninterrupted access. We may change, suspend or withdraw features without notice.

9. Limitation of liability

To the extent permitted by law, Find My Property is not liable for any loss arising from reliance on property information published on this site, from the conduct of any owner, broker or property representative, or from any transaction you enter into. Nothing in these terms excludes liability that cannot lawfully be excluded.

10. Third parties

Property owners and representatives are independent third parties and are not our employees or agents. We do not control their conduct and are not responsible for it.

11. Governing law

These terms are governed by the laws of India, and the courts at Mysore, Karnataka have jurisdiction.

13. Enquiry handling and partner routing

Enquiries submitted through this site come to us first. We may pass your contact details and requirement to the property owner, broker, agent, builder or developer connected to the property so that they can respond and a visit can be arranged. Submitting an enquiry does not create any obligation on you to buy, rent or lease, and does not create a contract between you and that partner.

We coordinate introductions and visits. We are not a party to the transaction itself, we do not act as your agent or the partner's agent in negotiating it, and we do not guarantee that a suitable property will be found or that any transaction will complete.

14. Property partners and commercial arrangements

If you list properties with us as an owner, broker, agent, builder or developer, the commercial terms that apply to you are the terms we agree with you in writing. Rates published on this site are indicative of our standard arrangements and are subject to the agreement actually reached with you.

Where a commission or referral payment is payable to us, it becomes payable on completion of a transaction that originated through this platform, as recorded in our lead and transaction records. The rate applied to a transaction is the rate in force under your agreement at the time that transaction closed. We record it against the transaction and subsequent changes to our published or standard rates do not alter it.

Illustrative figures shown on this site — including examples of what a broker may earn from their own client — are examples only. They are not a representation of what any particular partner earns or is charged.

15. Promotional offers

We may run promotional commercial arrangements for new or existing property partners. Where an offer is running, its period, the partner types and transaction types it covers, and the rate that applies afterwards are published on the partner offer page, and are confirmed with you in writing when your application is approved.

An offer applies only for the period stated. When that period ends, the standard rate under your agreement applies to transactions from then on. We may change or withdraw the availability of an offer to future partners at any time. Commission already earned under agreed terms is not changed retrospectively, and a change to our rates does not alter the terms recorded against a transaction that has already closed.

Eligibility is assessed by us and an offer applies only to partners and properties accepted onto the campaign.

16. What "₹0 customer service fee" means

We do not charge property seekers a service fee for browsing, searching, enquiring, speaking with our team, property matching, visit coordination, or using this website.

This does not mean a property transaction is free. Purchase price, rent, security deposit, registration charges, stamp duty, applicable taxes, home loan costs, legal and documentation fees, and government or third-party charges are payable by you to the relevant party in the ordinary way. We do not receive them.
