A whole house gives you the compound, the terrace and the parking. An independent portion — a ground floor or a first floor let separately — gives you a private entrance but shares the plot, and sometimes the water connection, with whoever has the other floor. Establish which one is on offer before the visit.

In an independent house these are yours to manage rather than an association's. Ask whether the supply is corporation water, a borewell, or both; whether there is a sump and an overhead tank; and how the electricity meter is arranged if another portion is let.

These are the reasons most tenants choose a house over a flat, and they are also the things most often assumed rather than agreed. Confirm terrace access, how many vehicles fit inside the compound, and who maintains the garden.

There is no managing committee between you and the owner of an independent house, which cuts both ways. A leaking tap is settled in one phone call; a disagreement about who pays for a new motor has nobody to arbitrate it. Owners of houses also tend to be more particular about who occupies the property, and about painting at the end of the tenancy. Write the repair threshold and the handover condition into the agreement while the conversation is still friendly.

A house let is quoted by its site — a 30x40 or a 40x60 — and by how many floors are on it. Two houses on the same dimension can differ a great deal in enclosed area depending on setbacks and whether the ground floor was given over to parking. Walk the rooms rather than trusting the site size.
