The agreement: what to insist on

Whatever the format, the agreement should state plainly:

  • Names of both parties, and the address of the property.
  • Term, start date, and how renewal works.
  • Rent, due date, and mode of payment.
  • Any escalation on renewal — the percentage, in writing.
  • Deposit amount, what may be deducted, and the timeline for return after you vacate.
  • Who pays maintenance, water, electricity and association charges.
  • Who is responsible for repairs — usually the landlord for structural and major fittings, the tenant for day-to-day consumables. Make the split explicit.
  • Notice period on both sides, and the lock-in period if there is one.
  • An inventory of fittings and furniture, with their condition.

Read the exit clause before you sign. It is the clause that will matter, and it is the one nobody reads.

Deposits

Deposit levels in Mysore are generally much lower than in Bangalore, and they vary by property and landlord rather than following one rule. Whatever the amount:

  • Pay by bank transfer, never in cash, and get a written receipt.
  • Make sure the agreement records the exact amount.
  • Make sure it records what can be deducted — normal wear and tear should not be.
  • Agree the return timeline in writing.

On the day you take possession

  1. Photograph everything — every room, every wall, the bathrooms, the kitchen, and any existing damage. Date-stamped.
  2. Record the electricity meter reading and the water meter reading if there is one, and note them in writing with the landlord.
  3. Confirm there are no arrears on any utility account.
  4. Check every key works, and ask who else holds keys.
  5. Sign the inventory.

During the tenancy

  • Get written consent before making any alteration.

  • Clear all utility dues and get final readings.
