The dimension is land, not floor space

Search results confuse this constantly, because the big national portals match "30x40" against their price filter and return sites priced between thirty and forty lakh. The dimension has nothing to do with price. It is thirty feet of frontage by forty feet of depth: 1,200 square feet of land, before a single wall is built.

The related sizes in the same market are 20x30 (600 sq ft), 30x50 (1,500), 40x40 (1,600), 40x60 (2,400) and 50x80 (4,000). When someone in Mysore says "a site" without qualifying it, the 30x40 is usually what they mean.

How much of a 30x40 you can actually build on

Not all of it. Setbacks — the open space that has to be left at the front, rear and sides — take a share of every plot, and the share is proportionally larger on a small one. Parking has to fit somewhere. Karnataka building rules also cap the total floor area through a floor-area ratio tied to plot size and the width of the road in front.

The practical consequence for a 30x40 is that ground coverage lands well short of the full 1,200 sq ft, and the floor-area cap starts to bind once you go past two floors. A G+1 on a 30x40 does not enclose twice 1,200 square feet, and a G+3 does not enclose four times it. Ask an architect for the numbers on the specific site and the specific road width before you plan around a figure.

Facing, road width and corners

East and north facing sites carry a premium in this market. Road width in front of the site affects the floor-area ratio you are permitted as well as access. A corner site gains light and access on two sides and loses buildable area to the second setback — which is also why corner sites are auctioned separately by the development authority.

What to check before buying a 30x40

Measure it. A site sold as 30x40 that measures 29x39 is smaller than the deed says and the difference is yours to discover. Beyond the tape: the approval status of the layout, the khata, the encumbrance certificate, whether the road is formed and asphalted, and whether the layout has actual construction in it or has stood empty for years.
