Property tax in Mysuru is levied by Mysuru City Corporation on the person named on the khata for that property. It is paid annually, and current rates, due dates and rebates are published by the corporation.
Who is liable
The person named on the khata. That is the whole of the connection between khata and tax, and it is why a khata still standing in a previous owner's name after a sale becomes a problem: the demand keeps going to them, and the receipts that prove the property is clear keep coming back in the wrong name.
If you have bought a property and the khata has not been transferred, transferring it is the fix. It is a separate application to the corporation after registration and does not happen automatically.
What the demand is calculated on
Karnataka municipalities assess property tax on a unit-area basis: a rate applied to the built-up or site area, adjusted for the kind of property, how it is used and, for buildings, depreciation with age. What that means in practice is that two properties of the same size can carry different demands depending on whether they are self-occupied or let, residential or commercial, and how old the structure is.
The rates themselves, the zone classification and the depreciation treatment are set by the corporation and revised from time to time. This guide deliberately does not print a rate — a rate quoted here would be a snapshot, and a wrong snapshot is worse than none.
Where to pay, and what to keep
Mysuru City Corporation accepts property tax online, and payment is also available through Karnataka One citizen-service centres. Whichever route you use, the receipt is the document that matters afterwards: it is what a buyer's advocate will ask for, and what establishes the property is not carrying arrears.
Keep the receipts. A run of them in the seller's name, up to the current year, is one of the quickest confirmations that a khata is live and belongs to the person selling.
Rebates, penalties and due dates
Karnataka corporations commonly offer a rebate for paying the full year's tax early, and levy interest on arrears. Both the rebate percentage and the cut-off date are announced by the corporation for each financial year, so the only reliable source is the corporation's own notice for the year you are paying.
What property tax does not tell you
A paid tax receipt is evidence of who has been paying, not proof of ownership and not proof that a building is authorised. Properties on a B-khata are recorded for tax and taxed accordingly without being fully regularised. Read the tax receipt alongside the khata, the title deeds and the encumbrance certificate, never instead of them.
